Property Manager/Supervisor

Managing agreements with service providers for things like security, parking, cleaning, catering, and technology. Managing multi-disciplined staff teams, such as those in charge of cleaning, housekeeping and security, making certain that fundamental amenities are kept in good condition.

  • Observation on working employee’s attendance and their activities.
  • Checking and observation on common lobbies and facilities inside the premises.
  • Observation on common facilities like swimming pool, Gym, Club house, etc.
  • Observation on cleaning of the premises etc.
  • Observation on maintenance staff like Plumber, Electrician, Swimming pool, attendance etc, along with their logbook.
  • Minimizing the expenses and optimum utilization of the materials and resources.
  • Maintaining of maintenance charges logbook and banking logbook. Maintaining of association records like D.G Logbook, T.C. Service logbook, BESCOM file, KPTCL file, LIFT records and common facilities records.
  • Observation on night shift security activities like patrolling in the night shift.
  • Bore-well and water maintenance logbook.
  • Weekly once meeting with the respective teams with their weekly performance in their duties.
  • Up-dating of residence complaints with appropriate persons.
  • Avoiding of leakages water, electricity etc.
  • Observation on visitors coming inside the premises.
  • Supervise all housekeeping maintenance work.

Security Guard

Security personnel keep an eye on buildings and locations to make sure no suspicious behaviour is taking place. A security guard's duties include monitoring entry points, detaining intruders, and responding to alarms and emergencies.

 

  • Manning the entrance / main gate (as being instructed time to time).
  • Secures premises and patrols the apartment to provide a physical security presence.
  • Entry of vehicles to be strictly based on Parking Stickers. Visitors Vehicle to be directed to designated parking area – as communicated & after entry in the visitor Register.
  • Entry of visitors to be strictly done by confirmation from respective Flat – through Extn. No / Mobile No. to be dialed by guard (not by visitor), and to be recorded in visitor register. Monitor.
  • Authorize entrance and departure of visitors  and obtain signatures (in-time and out-time) from them to  ensure strict monitoring and safety of the apartment/property premises.
  • Carry out regular and random security checks  to keep the apartment free from the  
  • Operating all electrical switches/ motors in Common area – Tube lights / Bulbs/ water motors, DG / Generators – Switch on/* off as per timeline communicated by association / client.
  • Keep a check on Courier delivery Boys – of their entry & exit time.
  • Operating all common doors (lock & unlock) – e.g. Terrace doors, Bathroom doors of Swimming pool etc…
  • Answer telephone/Intercom calls to take massages, answer questions, and provide information to the residents of the apartment.
  • Periodically monitor CCTV screens and report in case of any disturbances. Maintain a safe work environment always and reporting any safety concern/issues to the Manager/management committee.
  • Other than registered post / critical couriers, Dropping posts/letters to the respective letter boxes on daily basis.
  • Maintaining various registers at main gate. E.g. Visitors book, Repair book, lost & found, complaint book etc.
  • Night patrolling by the guards at a regular interval.
House Keeping

House Keeping

Housekeeping is the operational division at a property that is in charge of keeping the property clean and hygenic  in public spaces, common & back areas, and the surroundings. Its goal is to provide guests with a clean, comfortable, safe, and aesthetically pleasing environment.

Swimming Pool Maintenance

 Sewage Treatment Plant (STP)
